Checklist for Property CGT
At the time of purchase
- Contract of sale
- Bank statement at settlement.
- Statement of Adjustment. (From conveyance/solicitor)
- Stamp duty paid.
- Any other costs pertaining to the purchase that was not claimed on the investment property schedule for this property in that year.
At the time of sale
- Contract of sale
- Bank statement for settlement and loan discharge.
- Statement of adjustments. (From conveyance/Solicitor)
- Cost of sale –Costs associated with the same of property, for example: furniture hire, or professional photos etc.
- Agent’s commission.
- Any renovations prior to sale/repairs to make the property saleable.
- Any other costs not already covered.
Other General documents:
- A copy of the depreciation schedule.
- An excel/document showing dates when the property was a private use property.
- Valuation reports if applicable.
